Case study Birriga Road, Bellevue Hill

After extensive consultation with the Owners, 3 Colours was contracted to undertake complete preparation and painting at a 4-storey classic Art Deco block of 16 apartments in Bellevue Hill.

Before

3 Colours reported these problems to the Owners and undertook the rectification, including installation of new Colorbond guttering. The cracked roof tiles were removed from the roof, the old grout was cleaned off, and new tiles were installed with new grouting to prevent further water leaks

After

Although the repair work impacted on the painting schedule, the Owners understood that it was necessary not only for maintenance of the property but for safety reasons, including safe access to the various work positions.

Before

All the ground floor units were quoted individual prices to have their security grills removed, sandblasted, powder-coated and reinstalled.

After

This process was very cost effective for the unit owners, working out to approx. one third of the price for replacement with new grills

The scope of works included:

  • 104 newly installed, factory-primed timber sash windows, exterior and interior, including common property staircases
  • Window sills, lintels and architraves
  • Eaves and fascias
  • Downpipes and service pipes
  • Garage door frames
  • Once scaffolding was installed, 3 Colours identified many defects requiring remediation, including:
  • cracked roof tiles
  • rusted guttering
